Now, most real estate potential buyers and sellers consider hiring a real estate broker, but not all take the leap. In a competitive and technologically advanced world, we feel like we are empowered to do a lot ourselves, even more than we can afford to or we should. Also, based on the things we hear or read online, we tend to make assumptions and “belittle” the real estate profession as a whole.
Let me start by stating the following: it does make a difference to have a real estate broker representing you as a buyer or seller. Now whether that real estate broker is very competent or not will amplify your opinion, but there is always a difference between going about a transaction on your own and having a professional guide you through it.
You have to remember that you are entitled to whatever you would like to do. As in a criminal case, you can decide to represent yourself or have a professional represent you. If the course were a straight one, things can go relatively smoothly; but when there are deviations and complications to the straight line, you have to know what to do, when to do it and how to do it. That, for an average Joe, is where the learning curve become steep and the problem is, most of the time, it is the case.
So let me break it down for you in simple terms. I am of the opinion that you should always hire a real estate broker to represent you, and below are the 5 most important reasons in my opinion why you should do so. So here we go.
Reason #1 – Your broker has insight on prices
I know that you think you do too, but as real estate professionals, we have access to information that you do not (such as detailed reports on past sales). On top of our more accurate common sense when it comes to pricing, we are trained to do Comparative Market Analysis (CMAs), which compare your property to others (current or sold) for the purposes of appraising it.
Reason #2 – Your broker knows how to fill out contracts
Again, we are trained to do this in a specific course on the drafting of contracts in real estate. I don’t know about you, but dealing with legal matters is no funny business, especially when it comes to larger amounts that you encounter in real estate. You won’t have to worry about what form to use, what clause applies, how to formulate a clause or where to sign.
Reason #3 – Your broker knows the buying and selling process
It may seem like such a piece of cake until you have to deal with it yourself; then you realize it’s a cake warehouse. There are many steps and professional involved and the delays are to be respected. A real estate broker can help you with the next step and ensure that it is done correctly.
Reason #4 – Your broker manages marketing and visits
Let’s be honest: you have better things to do. Let the real estate professional market your property online through websites, social media and other channels, and in hard-copy through magazines, mail and other channels. Also, when you have interested parties, the real estate broker takes care of coordinating all visits, answering questions and pushing for a sale. You won’t have to deal with any of that.
Reason #5 – Your broker has comprehensive knowledge
Comprehensive knowledge means “complete” or “thorough”. It’s nice that you really understand how things work in houses, but things are not the same with condominiums for example. Because a real estate broker is involved in all steps of a transaction, he/she develops knowledge and experience in all aspects and knows what to do in a lot of scenarios. This is especially true of a case where you have special terms or conditions, such as a special assessment, a servitude, etc.
If you’re still not convinced, you need to sleep on it. Wake up tomorrow and think about it again until you’re convinced. I really believe that this is not something that you should do on your own because the stakes are high. I know that you might perceive a real estate commission in the thousands of dollars a hefty expense, but there is nothing heftier than taking a risk yourself and losing in the end.
At least with a real estate broker, you know what you’re getting in return for the amount spent. Good brokers leave room to no surprises, so choose your real estate broker carefully.
